Allied is looking for a Junior Financial Analyst to join our Finance and Accounting team.

The ideal candidate is self-motivated and detail-oriented with a genuine interest in financial reporting, accounting, analysis and the real estate industry. What will you do?

    • Support both the Lease Reporting and Valuations functions

    • Lease Reporting
      Prepare all schedules related to the monthly Lease Reporting function including: 
    • Leasing Continuity Status Table, Analysis of Changes and Weighted Average Occupancy
    • Leasing Activity, Net Effective Rent & Retention Metrics
    • Leasing Maturity & In-Place Net Rent Per Occupied SF 
    • Tours, Subleases, Non-Renewals, New Leasing Activity Analysis & Leasing KPIs
    • Area Reconciliation and Quarter-over-Quarter Area Continuity Bridge
    • Update all leasing metrics and variance comments on the Corporate Executive Summary
    • Other reports as required

    • Prepare all schedules related to the quarterly Lease Reporting function including:
    • Executive Summary, On-Going Deal Analysis 
    • Leasing support for the C-suite reports including direct and sublease market space, leased area by region, and critical leasing deals. 
    • Update, review and tie-out of Leasing section within quarterly report. 
    • Calculation of other metrics as required for quarterly press release and quarterly leasing results presentation. 

    • Support the preparation of all schedules and key metrics related to the quarterly reforecasting and annual budgeting process, including: 
    • Occupancy/Leased Area – Rental Portfolio & PUD Changes 
    • In-Place Net Rent Per Occupied SF 
    • Net Effective Rent 
    • Renewal/Retention metrics 
    • Other details required for strategic plan as required. 

    • Prepare a schedule detailing the largest upcoming expiries as part of quarterly reporting and annual budget and as required on an ad hoc basis. 
    • Prepare variance commentary on changes in leasing activity, rental rates, and renewal rates. 
    • Prepare an ongoing leasing update and projected leasing results in advance of, and for National Leadership Meeting as required. 
    • Prepare an analysis of impact to leasing metrics based on proposed changes to the Rental Portfolio related to assets held for sale or properties under development.  
    • Ensure that all deliverables are completed accurately and in accordance with allotted deadlines.
    • Additional special projects or financial analysis & other duties as required/assigned.  

    • Valuations
    • Complete in-depth testing of property valuations through comparison of Argus models to system rent roll. Assess for accuracy including review of minimum rent, areas, and additional rent. 
    • Support the assessment of valuation assumptions including general vacancy, credit loss, structural reserve, and incremental capital expenditures. 
    • Review and validate contractual inputs to lease documentation to ensure accuracy and reliability of data. 
    • Prepare various schedules and control documentation for auditing purposes. 
    • Other duties as required to support the valuations process & team.

    • Analytical and employs the use of critical thinking skills;
    • Able to effectively communicate both verbally and in writing;  
    • Must be proficient in Microsoft Excel, Word and PowerPoint;
    • Experience with Yardi Voyager or Argus Enterprise an asset;
    • Proficiency in Accounting principles and an understanding of accounting entries is an asset;
    • Ability to work under pressure in meeting deadlines by managing multiple priorities and utilizing strong organizational and time management skills.
