JOB SUMMARY: The Senior Financial Analyst Multifamily will work closely with the Vice President of Asset Management to provide analytical and strategic support for a portfolio of Class B & C multifamily properties. This role bridges responsibilities across Asset Management and Acquisitions, requiring expertise in financial analysis, underwriting, and strategic planning to drive both portfolio performance and evaluate new investment opportunities.
Candidates should have 5+ years of financial analysis experience, ideally in multifamily real estate. A strong understanding of financial modeling, budgeting, and data analytics is required.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

Financial Analysis and Reporting:
Perform comprehensive monthly financial analyses of property performance, including review and assessment of P&L statements, preparation of detailed financial models such as full reforecasts, Net Rental Income (NRI), preferred equity, mezzanine debt, debt service shortfalls, yield on cost (YOC), and cash flow projections.
Conduct moderate to complex financial analysis, financial reporting and ad-hoc projects in support of business decisions and initiatives. Understand, frame, and communicate future performance projections, risks and opportunities. Sample projects include developing annual bonus and incentive plans, new business analysis, operational performance and KPI reporting, and pricing related analysis and benchmarking.
Prepare and deliver monthly investor reporting packages with actionable insights and detailed property updates.
Create, maintain, and update company dashboards on a weekly, monthly, or quarterly basis as assigned.
Conduct quarterly market surveys and competitor analyses to support leasing strategies and income growth.
Manage compliance with loan and partner requirements.
Track and meet preferred equity and mezzanine debt requirements as part of financial reporting and analysis.
Ensure timely completion of deliverables and adherence to all deadlines, coordinating with internal and external stakeholders.
Consolidate financial insights across multiple models into cohesive narratives for leadership and investors.

Budgeting and Forecasting:
Prepare pro forma statements, discounted cash flow analyses, and Excel-based financial models with consideration of market conditions (both current and historical)
Develop and enhance underwriting models to evaluate investment opportunities.
Assist in the preparation of annual operating budgets and financial forecasts in collaboration with property management and construction teams.
Monitor budget variances and provide actionable recommendations for realignment.
Integrate preferred equity and mezzanine debt requirements into budgeting and forecasting processes.
Regularly update underwriting assumptions based on evolving market trends and financial performance.

Portfolio Strategy Support:
Evaluate financial metrics to support strategic decision-making, including property dispositions, refinances, and acquisitions.
Collaborate with the acquisitions team to underwrite new opportunities, assess investment risks, and evaluate market dynamics.
Monitor and report on market trends and regulatory changes that may impact multifamily investments.

Operational Oversight:
Work with the Asset Management team to review operational performance metrics, including leasing, renewals, rent collection, and expense management.
Analyze utility reimbursements (RUBs) and ancillary income opportunities to maximize revenue streams.
Track capital expenditures, ensuring timely completion and adherence to budgets while monitoring ROI.
Track compliance with lender covenants and identify opportunities to optimize loan terms.

Data Management and Technology:
Utilize real estate management software to generate reports and track portfolio performance.
Provide data-driven insights by consolidating information from multiple sources into actionable dashboards for leadership.
Work with cross-functional teams to implement and improve financial reporting systems.
Leverage automation tools to streamline data analysis, reporting workflows, and ensure consistency across deliverables.

EDUCATION/EXPERIENCE:
Bachelorβs degree in Finance, Accounting, Real Estate, or a related field.
Preferred qualifications: Professional certifications such as CFA, CAIA, or ARGUS training.
5+ years of financial analysis experience, ideally in multifamily real estate.
A strong understanding of financial modeling, budgeting, and data analytics is required.
Experience with data visualization tools such as Microsoft Power BI, Tableau, Domo, and other industry-standard tools commonly used in real estate analytics strongly preferred.
